Loft Condensation and Roof Ventilation UK: 2026 Costs and Fixes

You went into the loft for something and found the underside of the felt beaded with water. Or black mould creeping along the rafters. Or insulation that feels heavy and damp when you press it. Your first thought was that the roof is leaking — and you may be about to pay for a leak that does not exist.

Loft condensation is one of the most misdiagnosed problems in UK housing. It usually has nothing to do with the roof covering and everything to do with warm, moist air escaping from the house below into a cold roof space that cannot breathe. Here is what causes it, what the rules require, what the fixes cost, and one popular "fix" that the UK's main roofing trade body says does not work.

MyJobQuote puts the average cost of installing loft ventilation at around £285, with most jobs between £200 and £700. Most loft condensation is fixed for a few hundred pounds, not a few thousand.

Why Your Loft Is Wet When Your Roof Isn't Leaking

Klober, one of the UK's main roof ventilation manufacturers, estimates the average household produces up to 14 litres of moisture a day from showering, cooking, boiling kettles and drying clothes indoors. That vapour rises, meets a cold surface — the underside of your underlay on a January night — and turns back into water.

BS 5250, the British Standard covering moisture in buildings, sets out why this has got worse rather than better. Glidevale Protect's technical summary lists the causes: background ventilation reduced by draught-proofed doors, windows and blocked-up chimneys; more moisture generated by modern lifestyles; warmer indoor air holding more of it; increased loft insulation making roof voids colder; and roofing underlays cutting the natural airflow older roofs had. The most useful figure in that document: research shows about 80% of the water vapour reaching a roof gets there by air movement through gaps and cracks in the ceiling, not by diffusing through the plaster. That tells you where the fix starts.

The usual culprits

Extractor fans venting into the loft. The big one. Requirement F1 of the Building Regulations 2010 requires adequate ventilation, and Approved Document F Volume 1 (2021 edition), paragraph 1.17, says extract ventilation to the outside should be provided in kitchens, utility rooms, bathrooms and sanitary accommodation. A duct that stops in the roof void does not discharge to the outside — it pumps shower-warm, saturated air into the coldest part of the house.

Cold ducting. Even a correctly terminated fan drips if the duct runs cold. LABC Warranty recommends insulating loft ductwork with the equivalent of at least 25mm of material with a thermal conductivity of 0.04 W/(m·K) or better — and from 24 March 2027 that becomes Approved Document guidance in England, under paragraph 1.83 of the 2026 edition of AD F.

Downlights, pipes and the loft hatch. Every recessed spotlight and cable run is a chimney for moist air. Approved Document C, paragraph 6.12, is explicit: gaps and penetrations for pipes and wiring should be filled and sealed, and an effective draught seal provided to loft hatches.

Insulation blocking the eaves. The classic own goal — someone tops up the insulation, pushes it out over the wall plate and seals the only air path the roof had. NHBC requires ventilation pathways to stay clear, using eaves spacers long enough to maintain the airway through the full insulation thickness, with a 25mm clear airway above the insulation.

What the Rules Require

The standard is BS 5250:2021, "Management of moisture in buildings — Code of practice", published 31 October 2021. The name change is telling: it used to be "Code of practice for control of condensation in buildings", and the new title reflects a whole-building approach to moisture. Section 12 covers roofs.

One quirk explains why advice varies so much. The statutory guidance has not caught up with the standard: Approved Document C in England still references BS 5250:2002 in its footnotes, Scotland's Technical Handbook also cites the 2002 edition, and Northern Ireland's Technical Booklet C cites 2011.

Ventilation opening sizes for a cold pitched roof

For a standard cold roof with insulation at ceiling level, NHBC, LABC Warranty, Marley, Klober and Timloc all give the same figures:

The "equivalent to" figures are unit conversion: a continuous 10mm gap gives 10,000 mm² per metre run, so tile vents with a free area of 10,000 mm² at one-metre centres do the same job.

Where sources disagree: Glidevale Protect's white paper puts the low-pitch threshold at 10°, not 15°. NHBC, LABC Warranty, Marley, Klober and Timloc's product datasheets all use 15°. We could not read BS 5250:2021 itself to settle it — BSI charges around £300 for the standard — so treat 10° to 15° as the disputed band and ventilate to the higher figure if your roof sits in it.

Ventilation must also run along both sides of the building to create cross-flow; vents down one side achieve very little.

Breathable underlay does not automatically mean no ventilation

A common sales line is that a breathable (Type LR) membrane makes ventilation unnecessary. LABC Warranty's actual position is that with an LR underlay, condensation is unlikely provided the ceiling is well sealed and the eaves have at least a 3mm continuous opening — rising to 7mm if it is not. And "well-sealed ceiling" is a defined term, not a judgement call: NHBC gives it as an air permeability no greater than 30 mm²/m², against 300 mm²/m² for a normal ceiling. Few existing homes with downlights and a loose hatch qualify.

The Lap Vent Problem

If you have searched this already you will have met felt lap vents — plastic wedges pushed into the underlay laps from inside the loft, sold as a cheap fix needing no roof access. In January 2026 the National Federation of Roofing Contractors published Guidance Note GN67, "Lap Vents in Pitched Roofs". NFRC's published summary states the guidance "clarifies why lap vents do not constitute compliant roof ventilation" and reinforces NFRC's position that condensation should be addressed through recognised external methods — eaves, ridge, or purpose-made tile and slate ventilators — in line with British Standards.

Manthorpe, who manufacture a felt lap vent, say much the same on their own product page: it offers 3,000mm² of airflow per unit, but "like all products that open the felt lap to provide ventilation it does not meet the code of practice BS 5534:2014+A2:2018". If someone quotes lap vents as the complete solution, question it.

Need a roofer who understands ventilation, not just tiles? Loft condensation is a diagnosis job before it is a fitting job, and getting it wrong costs you either an unnecessary re-roof or a problem that returns next winter. Condensation or a Leak?

Being straight about the evidence: we could not find a UK authoritative source publishing a homeowner diagnostic checklist, and most of what circulates online comes from American contractors writing about different roofs in a different climate. What UK sources do support: condensation forms on cold surfaces and where there is little air movement, as Manchester City Council's housing guidance puts it, and in a cold roof BS 5250 identifies the risk surface as the underside of the underlay and covering. Moisture spread fairly evenly across the whole underlay therefore points towards condensation rather than a defect at one point.

If a roofer's first move is to quote for a full re-roof without checking your extractor fan runs, loft hatch seal and eaves airflow, get a second opinion. A ventilation inspection costs £30 to £80.

What the Fixes Cost

Eaves and soffit ventilation is the cheapest fix. MyJobQuote, MyBuilder and Checkatrade all price around 20 single soffit vents at £200 to £250. Over-fascia vents along 5–10m of eaves run £215 to £275.

Tile and slate vents cost more because they mean working on the roof surface: £280 to £400 for four (MyBuilder) or £350 to £480 (MyJobQuote). Ridge ventilation runs £240 to £280 for a vent kit on a standard roof section, up to £470 to £695 for ridge vent tiles — though if the ridge is being re-bedded anyway, a dry ridge system with integrated ventilation is £900 to £1,600 on a semi.

Combined work is usually best value: PriceYourJob prices four ridge vents plus 20 eaves vents at around £500 for 6 to 8 hours, and MyBuilder puts combined ridge and eaves ventilation on a two-storey semi at £600 to £700.

Fixing the root cause may be cheapest of all. Replacing an extractor fan and ducting it properly outside costs £175 to £225 where a fan already exists, or £250 to £350 for a new installation. Sealing the hatch and downlights is mostly labour. If damage is already done, mould removal runs £200 to £400 per room and repairing a decayed roof joist £350 to £600 per beam. One useful tip from PriceYourJob: firms carrying out loft insulation under the Energy Company Obligation (ECO) scheme will often supply and fit loft vents free, to stop the insulation getting damp.

Published roofer day rates for 2026 vary more than they should — Checkatrade and MyBuilder both say £280 to £360, MyJobQuote's new roof guide says £200 to £275, and its own loft vent guide says £150 to £250, two months apart on the same website. We are not going to average them into a false answer: judge quotes on the total job price.

Regional Price Differences

The most detailed published figures come from MyJobQuote (June 2026), which states labour rates in London and the South East are typically 20 to 30% higher than the national average, while the North of England, Scotland and Wales are generally lower.

MyBuilder's regional hourly rates tell a similar story: London £40–£60, South East £30–£50, Midlands £25–£40, North £20–£35, Scotland £25–£40. Both describe their figures as approximate. On a £300 vent job the regional difference is perhaps £75; it matters far more on a re-roof.

Why It Matters Beyond the Damp Patch

BS 5250's own framing, via Glidevale, is that condensation in the roof, "taking place out of sight of the occupier, can cause serious damage, including severe structural weakening by wet or dry rot, loss of effectiveness of insulation, and damage to decoration through staining and mould growth."

GOV.UK and UKHSA guidance on damp and mould states the health effects predominantly affect the airways and lungs — cough, wheeze, shortness of breath — with increased risk of respiratory infections and allergic airway disease, and notes that in 2019 damp and mould exposure in English homes was associated with approximately 5,000 asthma cases and 8,500 lower respiratory infections. Children, older adults, pregnant women and people with existing respiratory or cardiovascular conditions are at greater risk.

Fitting vents does not normally need Building Control approval — the Planning Portal's England guidance is that approval is not required for roof work affecting less than 25% of the building envelope and less than 50% of the roof. Mechanical ventilation is different: Approved Document F treats ventilation equipment as a "controlled service or fitting", so installing PIV or MVHR counts as building work.

Frequently Asked Questions

Will adding more loft insulation make condensation worse?

It can, if the airflow is not protected. Extra insulation makes the void colder and it is very easy to block the eaves airway while laying it. Approved Document F recognises this: paragraph 3.6 says building work should not reduce a dwelling's ventilation provision, and Table 3.1 lists renewing loft insulation among measures that can trigger a need for more. Fix any moisture problem before laying new insulation.

My bathroom fan vents into the loft. Is that against the rules?

It does not comply with Approved Document F Volume 1 (2021), paragraph 1.17, which requires extract ventilation to the outside. Whether that becomes an enforcement matter depends on when it was installed, so we will not overstate it — but it is non-compliant with the guidance and the single most likely cause of a wet loft. The fix is to duct the fan out through a tile vent, a purpose-made roof terminal or a wall.

Are felt lap vents a legitimate fix?

Not on their own. NFRC Guidance Note GN67, published January 2026, states lap vents do not constitute compliant roof ventilation and directs contractors to eaves, ridge and purpose-made tile or slate ventilators instead.

How much ventilation does my roof actually need?

For a standard cold loft pitched above 15°, the equivalent of a continuous 10mm opening at the eaves, on both sides of the building. Below 15°, that rises to a 25mm equivalent. If the pitch exceeds 35°, the span exceeds 10m, or it is a mono-pitch or lean-to, add a 5mm equivalent at the ridge.

Can I fix loft condensation myself?

Some of it. Sealing the loft hatch and service penetrations, clearing insulation from the eaves using loft vent trays fitted from inside, and checking where your extractor fans terminate are all reasonable homeowner jobs. Anything on the roof surface means working at height and is a job for a roofing contractor with proper access equipment.
