The range is an indicative UK guide aggregated from published 2026 cost data (FMB, Checkatrade, MyJobQuote, MyBuilder and 18 other sources), then adjusted by your postcode region using ONS construction-cost indices and FMB regional labour rates. It's typically within 10–15% of real-world quotes for the same job. It's not a guaranteed price — three on-site quotes will always beat a calculator — but it's a defensible starting point so you know whether the quotes you receive are fair, high or extortionate.
How does the calculator work? +
You give us three inputs: postcode, what you need (re-roof, repair, chimney, guttering, etc.) and your property type. We look up the typical UK base range for that combination, multiply by your regional adjustment (London +30%, Wales –18%, etc.), add a locality factor for city-centre or rural postcodes, and apply a coastal/exposed overlay where relevant. The output is an indicative low/mid/high range covering scaffolding, VAT and waste disposal.
What's NOT included in the range? +
Each estimate has a specific "typically excludes" list shown when you unlock Step 2, but in general the range does not include structural timber repair, lead flashing replacement on a full re-roof (priced as separate work), new gutters/fascias/soffits unless that's what you asked for, premium-spec materials, building-regulations notification fees, and any pre-work needed indoors (e.g. chimney breast removal). It's a "typical work" range, not a fixed quote.
