The ridge is the line along the very top of your roof, capped with a row of curved or angular tiles bedded down on mortar. It is the most exposed part of the whole building, and on a great many UK homes the mortar holding it down is the oldest thing on the roof.

When that mortar goes, ridge tiles come loose. Loose ridge tiles fall — usually onto a driveway, a car, or a path. This guide covers what re-bedding costs in 2026, how it compares to a dry ridge system, and the change in British Standards that means the cheapest quote you receive may not be a compliant one.

Individual ridge tiles cost only £4–£13 each to buy. Almost the entire bill is labour and access — which is why replacing three tiles costs nearly as much as replacing ten.

The BS 5534 Rule Every Homeowner Should Know

This is the single most important thing to understand before you accept a ridge quote.

BS 5534 is the British Standard code of practice for slating and tiling. The 2014 revision withdrew reliance on the tensile strength of mortar to resist wind uplift. In plain terms: mortar on its own is no longer accepted as the way to hold ridge and hip tiles down.

The standard's own bodies put it clearly. LABC: "Mortar alone cannot be used to fix ridges and hips. So, even if mortar is used, the ridges and hips must also be mechanically fixed."

What this does and doesn't mean

It does not ban mortar. This is widely misreported. Mortar bedding remains perfectly acceptable — what is no longer compliant is mortar used as the sole fixing. A compliant traditional-look ridge is mortar bedding plus mechanical fixings: ridge screws, clamps or unions. Manufacturers explicitly offer this route for homeowners who want the traditional appearance.

It is not retrospective. You are under no obligation to go up and retrofit fixings to a sound, undisturbed mortar ridge on an existing house. Nothing requires that.

But the moment work is done, it applies. A 2018 amendment made explicit that the standard covers "normal re-roofing work, including repairs." So the moment a roofer lifts your ridge tiles and re-beds them, that is work that should be done to the current standard.

BS 5534 is a code of practice rather than legislation. However, its inclusion in a specification can be upheld in court, warranty providers such as NHBC expect compliance, and building control bodies may ask how a roofer intends to meet it.

The practical takeaway: if you receive a 2026 quote for re-bedding ridge tiles in mortar with no mention of mechanical fixing, ask the roofer to confirm in writing how the tiles will be mechanically fixed. A quote that is cheaper because it omits this is not a bargain.

There is one exception: for heritage and conservation work, BS 8000-6 does allow traditional mortar bedding without mechanical fixings — but it must be agreed with all stakeholders including insurers, and the result is expressly not BS 5534 compliant.

Mortar Bedding vs Dry Ridge Systems

A dry ridge system replaces mortar entirely with a mechanically fixed ridge: a ventilated roll or union sits under the tiles, and each tile is screwed down.

Cost

Mortar re-bedding is cheaper as a one-off — around £500 for 10 metres, or £250–£600 for a straightforward run with good access. A dry ridge conversion runs £40–£60 per linear metre, working out around £800 for a typical semi.

But compare like with like. Once mortar work includes the mechanical fixings the standard requires, the equivalent 10-metre figure rises to around £700. The gap between compliant mortar and dry ridge is far narrower than the headline numbers suggest.

Durability and maintenance

Mortar cracks and weathers, particularly where there is any structural movement, and will need repointing again. Many roofing contractors will only guarantee mortar work for two years.

Dry ridge systems typically last 20 to 30 years, commonly carry 10–15 year guarantees, and need essentially no maintenance because there is no cement to weather.

Installation conditions

This one matters more than people expect. Mortar needs dry conditions and temperatures between roughly 5°C and 25°C to cure properly. Dry ridge can be installed in any weather that is safe to work in, with no drying time.

If a roofer beds your ridge in mortar in January drizzle, it will not cure correctly — and you'll be paying for it again inside a few years.

Ventilation

A dry ridge provides continuous ventilation along the top of the roof, helping prevent condensation in the loft. Mortar seals the ridge shut. If you have any history of loft condensation, damp insulation or musty smells upstairs, this is a genuine functional argument for dry ridge beyond compliance.

The honest downsides of dry ridge

Higher upfront cost. Some homeowners dislike the visible plastic or aluminium components. It is often inappropriate for listed and heritage properties. And it depends entirely on being installed to the manufacturer's instructions — the 2018 amendment to the standard exists precisely because early dry-fix work was inconsistent.

Warning Signs You Can Spot From the Ground

You do not need to go on the roof — and you should not. Look for:

  • A ridge tile that appears skewed, lifted or uneven against the line of the others
  • Cracks running along the mortar line, or a fine gap where mortar and tile have separated
  • Daylight visible under a ridge tile from ground level
  • Bits of mortar on the path, driveway or in the gutters, especially after a storm
  • A ridge tile that is visibly missing or slipped
  • New damp patches in the loft near the roof peak

That last one is the giveaway for a ridge problem rather than a general roof leak — damp at the apex points to the ridge.

The Safety and Insurance Angle

A ridge tile weighs several kilos and sits at the highest point of the building. When one comes loose it can fall to ground level, typically near an entrance or driveway. This is a real hazard, not a theoretical one — roofers regularly report ridge tiles landing on parked cars.

There is also an insurance consequence worth knowing. Insurers may decline claims where a roof has not been maintained, treating obviously loose tiles as negligence rather than storm damage. If you can see mortar crumbling from the ground and do nothing about it, a subsequent claim becomes harder to argue.

Never attempt ridge work yourself. The tiles are already unstable, they sit at the apex where there is nothing to stop a fall, and roofs are slippery when damp.

Spot Repair or Whole Ridge?

Useful rule of thumb from the trade: if you have missing ridge tiles or an area obviously needing repointing, it is safe to assume the entire ridge will need re-cementing before long. The mortar along a ridge was all mixed and laid on the same day, in the same conditions, and it ages at the same rate.

Paying for scaffolding twice in three years to do half a ridge each time is the most expensive way to approach this. If the access cost is going up anyway, price the whole run.

The same logic applies to hips. Hip tiles are priced per hip (£300–£400 for a dry hip system) rather than per metre, and a hipped roof has two or four of them. Because hips slope, gravity and run-off tend to work on the mortar harder than on a level ridge — so hips often fail first.

  • 1–3 tiles: around 2 hours
  • 4–6 tiles: around 4 hours
  • 7–10 tiles: around 6 hours
  • Repointing: 2–4 hours
  • Full ridge replacement: 4–12 hours depending on property
  • Dry ridge installation: 1 day for a terrace, 1–2 days for a semi, 2 days for a large or complex ridge

With a dry ridge there is no curing time, though it's sensible not to walk the ridge for 24 hours.

Scaffolding

Small spot repairs are sometimes done from a roof ladder. Anything running the full ridge normally needs proper edge protection.

The difference is stark in the pricing: the same five-tile job is around £225 done from a roof ladder, versus £500 once scaffolding hire is included. For a ridge job, scaffolding typically adds £400–£1,200.

Beware of quotes that appear to include weeks of scaffold hire. Six-to-eight-week scaffold packages belong to full re-roofing projects, not a one-to-two-day ridge job.

Regional Price Differences

Expect London and the South East to run roughly 10–30% above northern and regional prices. The differential is driven almost entirely by labour and access rather than materials — a scaffold tower that costs around £250 in the North East can be £600 or more in London.

What Actually Fails

Worth ending on, because it reframes the job: it is almost never the ridge tile itself that fails.

Ridge tiles last 50 years or more — concrete 30–70 years, clay up to 100, slate beyond 100. It is the mortar bedding underneath that weathers, cracks and lets go. Most re-bedding jobs reuse the original tiles entirely.

So when you're quoted for "ridge tile replacement," check whether you actually need new tiles. Often you don't.

FAQ

Is mortar bedding illegal now? No. Mortar is still permitted and still widely used. What changed in 2014 is that mortar can no longer be the only thing holding ridge and hip tiles down — mechanical fixings are required alongside it for new and re-roofing work.

Do I have to convert to a dry ridge system? No. Roofers do not have to use dry fix systems. Mortar plus mechanical fixings is equally compliant. Dry ridge is simply the most straightforward route to compliance, which is why many roofers default to it.

My ridge was done five years ago in mortar only — is it a problem? It isn't compliant with the standard as it applied at the time, and it's worth asking the contractor about. Practically, watch for the warning signs above and get it inspected. Mortar-only ridges do not fail overnight, but they will fail sooner than a fixed one.

Can ridge tiles be re-bedded in winter? Mortar needs temperatures above roughly 5°C and dry conditions to cure. A dry ridge system can be installed year-round. If you have an urgent ridge problem in mid-winter, dry fix is the more sensible option.

How often does a mortar ridge need attention? No source gives a hard figure, and it depends heavily on exposure and the original mortar mix. Inspection becomes important from around 15–20 years, with freeze-thaw cycles doing most of the damage. Contractor guarantees on the mortar itself are often only two years, which tells you something.
