Roof Valley Repair Cost UK: 2026 Price Guide
A roof valley is the channel where two roof slopes meet, and it carries more water than any other part of your roof. Every drop that lands on both slopes funnels down that one narrow line. When a valley fails, water doesn't drip politely off the edge — it goes straight into the roof structure.
Valleys are also the single most misquoted job in UK roofing. The same six-metre valley can attract quotes from £460 to £2,000 depending on what the roofer includes. This guide explains what you should actually be paying in 2026, and how to read a quote so you're comparing like with like.

The figure that catches homeowners out is scaffolding. Valleys sit mid-slope and generally can't be reached safely from a ladder, so a tower or scaffold is normal rather than optional. A single elevation on a typical two-storey semi runs £600–£1,000, and minimum hire periods of four to eight weeks are standard in the domestic market.
Why Quotes Vary So Much
Six UK roofing firms were asked to price the same job — a six-metre lead valley on a slate roof. The quotes came back at £460, £480–£540, £850 plus scaffolding, £1,600, £1,800, and £1,800–£2,000.
That is a 4.3× spread on an identical valley, and it is not because four of them were trying it on. It is because they were quoting different jobs:
- The £460–£540 quotes were liner only — strip the old lead, fit new, tidy up.
- The £850 quote was liner only, with scaffolding named as a separate cost on top.
- The £1,600–£2,000 quotes included scaffolding, new underlay, new battens and re-tiling the courses either side.
Neither approach is wrong. But if you accept the cheapest and the roofer then discovers rotten valley boards under the old lead, you'll be paying the difference anyway — as a variation, mid-job, with the scaffold already up.
What to ask every roofer: is scaffolding included, are the tiles either side being lifted and re-bedded, and what happens to the price if the valley boards underneath are rotten?
Lead, GRP or Dry Valley?
Lead
Lead is the traditional UK valley lining and still the best performer. Correctly installed on a solid valley board, lead lasts 60 to 100 years — longer than most of the roof around it.
The critical detail is lead code (thickness) and bay length. Contrary to popular belief, Code 4 is the standard for domestic valleys with a catchment up to roughly 40m². Code 5 is the step up for larger catchments or exposed positions. Code 6 is unusual on houses.
Just as important is that lead must be laid in short bays with drips between them, because lead moves as it heats and cools — a Code 4 bay shifts around 3mm between seasons. Bays are limited to about 1.5 metres for Code 4. A roofer who runs one continuous six-metre length of lead down your valley has built in a crack.
Lead laid straight onto sarking felt without a solid valley board beneath will crack at the unsupported spans within a few years. This is one of the most common causes of premature valley failure in the UK.
Expect £550–£675 for a straightforward lead valley replacement, or £50–£120 per metre for lead flashing work depending on whether it is straight or stepped.
GRP (Fibreglass)
Preformed GRP valley troughs are cheaper, lighter and quicker to fit. They cost £400–£500 installed, or roughly £30–£40 per metre for the trough work alone, and the material itself is only £4–£12 per metre.
The trade-off is lifespan: 20 to 30 years, on which every source agrees. GRP can also crack under structural movement or poor fixing. It is a sensible choice on a roof that will itself need replacing within that window, or where budget is the deciding factor.
Dry Valley Systems
Preformed plastic or metal dry valley systems cost £500–£600 and last 20 to 40 years. They avoid mortar entirely, which removes one of the most common failure points.
A note on terminology
You may see "open valley vs closed valley" comparisons online. That is North American terminology, and it doesn't map onto UK practice or UK pricing. In the UK, valleys are specified by lining material (lead, GRP, dry) or by construction type — open/lined, mitred, swept, or laced. UK roofers price by lining material, not by open versus closed.
Swept and laced valleys need a minimum 45° pitch and equal pitches on both sides. Mitred valleys need 50° and a maximum rafter length of six metres. If a roofer proposes one of these on a shallower roof, question it.
Warning Signs Your Valley Is Failing
From inside the loft, with the lights off:
- Daylight visible where the two roof slopes meet
- Damp patches or dark staining on timbers directly beneath the valley line
- Water actively dripping during heavy rain
From the ground or an upstairs window:
- Cracked or slipped tiles alongside the valley
- Moss, leaves and debris collecting along the valley channel
- Uneven or very tightly cut tiles along the valley line
- Sagging or a visible dip in the roof at the junction
- Water marks on ceilings that line up with a roof junction
The most common cause is simply blockage. Debris dams the channel, water backs up under the tiles either side, and it finds its way in. A valley that has never been cleared is a valley waiting to leak.
The Mortar Misunderstanding
A large number of UK valleys are repaired badly because of one wrong assumption: that the mortar is what keeps the water out.
It isn't. Trade guidance is explicit — a properly detailed valley should work correctly even with no mortar at all. The waterproofing comes from the liner and the tilting fillets (upstands) either side. Mortar is a finishing detail.
Where mortar is used, it must never sit directly on the lead, because lead needs to move. It should sit on an undercloak of slate, tile or fibre-cement board, with a minimum 25mm gap between the mortar bed and the upstand so water can't bridge across.
If your "valley repair" quote consists of pointing more mortar into a valley that is already leaking, you are buying a couple of dry winters, not a repair.
Signs of a Properly Detailed Valley
Worth knowing before you sign anything:
- Valley boards flush with the rafter tops, not laid on top of them — otherwise the tiles ride up over the valley edges
- Minimum 125mm clear width at the apex for an open lead valley
- Laps between lead bays of at least 50mm, preferably 75mm
- Cut tiles at the valley double-fixed — nailed or screwed at the head and clipped at the tail
- Underlay overlapping the valley sides, not passing beneath the liner
BS 5534 sets minimum valley widths for different roof pitches and plan areas, and valley tiles only work properly where the two roof faces differ by no more than about 5 degrees of pitch.

How Long Does the Work Take?
A valley repair is typically 4–6 hours. A full replacement is 6–8 hours, or a comfortable day. Two valleys usually means two days. Add half a day to a day for scaffolding to go up.
Most straightforward jobs are done within 1–3 days end to end. If a roofer tells you a valley replacement is a two-hour job, they are pointing mortar, not replacing a valley.
Regional Price Differences
Expect a 10–25% premium in London and the South East on both labour and scaffolding.
Average valley replacement prices by city sit mostly in the £550–£650 band. Peterborough (£684), Edinburgh (£654) and London (£648) sit at the top; Belfast is lowest at around £422. Notably London is not the most expensive in the available data — the North–South divide on valley work is narrower than on many other trades, largely because materials are a bigger share of the bill.
What Happens If You Leave It
Water entering at a valley doesn't stay at the valley. It tracks along battens, soaks the underlay, saturates loft insulation and eventually shows on a bedroom ceiling — often several metres from the actual leak. Timber decay and mould follow.
The practical point is that a £400 GRP valley becomes a £2,000 job once the battens and valley boards have rotted, because the scope grows to include timber replacement and re-tiling. Valleys are the part of a roof where deferring genuinely costs more.

How often should a roof valley be cleared? At least annually, and after any storm. Clearing debris from a valley is the cheapest roof maintenance there is and prevents the most common cause of valley leaks.
Can I just repair a section of the valley rather than the whole thing? Yes for a genuine localised split — patch repairs run £75–£300. But if the liner is failing in one place because it has reached the end of its life, the rest is usually not far behind. Ask the roofer to assess the whole run.
Is scaffolding really necessary for a valley? Almost always. Valleys sit in the middle of the slope, not at the edge, so they can't be reached safely from a ladder. A tower may be enough on a bungalow or single-storey extension; a two-storey house normally needs a scaffold to one elevation.
