Nowhere else in Britain does a single local authority cover this much ground or this much weather variation. Highland runs from Nairn and Grantown-on-Spey in the drier east to Fort William, one of the wettest inhabited places in the country, and out to Portree on Skye and to Thurso and Wick on the Pentland Firth. A roofing specification that makes perfect sense in Inverness can make no sense at all on the west coast.

The traditional materials tell the same story. Caithness flagstone, split thin and hung like slate, roofed a great deal of Thurso and Wick and still survives on older buildings. Ballachulish slate came out of the quarry near Glencoe until it closed in the 1950s, so on the west coast reclaimed Ballachulish is the correct match and it is genuinely scarce. Croft houses across the north and the islands very often carry profiled metal sheeting, in many cases laid over what was once thatch, and there is nothing second-rate about that: on an exposed site a well-fixed sheet roof outperforms a badly fixed slate one every single winter.

Wind, not rain, is the dominant failure mode. Gusts on the west coast and the islands routinely reach speeds that will strip anything relying on gravity or friction, so mechanical fixing at every course, storm clips at verge and eaves and properly restrained ridges are the baseline rather than upgrades. Only four of the 35 firms listed across an area this size advertise emergency call-out, and the weather window for external work is short. If you know a roof needs doing, book it for spring rather than hoping to squeeze it in before Christmas.
