Few counties ask a roof structure to carry as much dead weight as West Sussex does. Horsham stone, the thick Wealden sandstone slab used across the north of the county, is one of the heaviest coverings in England, and the roofs that carry it were framed with timbers to match. When those roofs are re-covered by someone unfamiliar with them, the usual failure is not the slab but the structure beneath it, and putting that right is a carpentry job as much as a roofing one. Move south towards the Downs and the vernacular changes to clay peg tiles, tile-hanging and flint, and by the time you reach Chichester you are working inside a cathedral city with a conservation area that governs almost every visible surface.

The coastal strip is its own problem. Worthing, Littlehampton, Bognor Regis and Shoreham-by-Sea are lined with Victorian and Edwardian terraces built for sea views and now paying for them, with salt-laden air corroding nails, clips and gutter fixings faster than inland stock and Channel gales working at ridges and verges. Crawley is a separate case again: designated a New Town in 1947, its neighbourhoods are full of 1950s houses whose original concrete interlocking tiles are now well past the age at which they start crazing and shedding their surface. That is a large part of why 31 of the county's 191 listed firms advertise emergency call-out.

The practical advice here is to be honest with yourself about which West Sussex you live in. In the South Downs National Park or a conservation area, check permitted development limits before ordering anything, because roof coverings are frequently controlled. On the coast, insist on stainless or non-ferrous fixings rather than accepting whatever comes on the van. And in Crawley or Burgess Hill, a full recover often costs less over ten years than a rolling programme of patches.
