Norfolk's roofline is pantile and reed. The curved clay pantile came into Great Yarmouth and King's Lynn through the Baltic and Dutch trade and became the county's default covering, sitting over flint and brick walls in a combination you find almost nowhere else in such quantity. Norfolk reed, cut from the Broads, is the most durable thatching material in Britain and is used well beyond the county's own borders. Both are genuinely traditional and both are unforgiving of shortcuts: pantiles rely on mortar torching and bedding that decays with age, and thatch on a listed building will usually have to be replaced like for like, with the ridge detail treated as part of the historic character.

Then there is the lead. It is striking that lead work is the second most commonly advertised service among Norfolk's 164 listed firms, and it makes complete sense in a county of medieval churches, round towers, flint parapets and low-pitched chancel roofs. Lead is also the reason so much Norfolk church and period-house work is specialist rather than general. The coast adds the rest of the difficulty: from Hunstanton round to Great Yarmouth the North Sea delivers easterly gales, salt and, in the worst events, tidal surge, and eastern exposure is a different beast from the prevailing westerlies most of England plans for.

Practically, if you have pantiles, ask whether the verges and ridge can be dry-fixed rather than re-bedded in mortar, because it is the mortar that fails first here. If you own thatch, get the ridge inspected on its own schedule; ridges need renewing several times over the life of the coat and neglecting one shortens the whole roof. And near the coast, treat flashings and lead detailing as annual inspection items rather than fit-and-forget.
